EXTRA SERVICES
The services which “Petrov and Peters” Ltd. offers to You are maintaining the common parts of the complex, management of a flat and letting out.
1. Maintaining the common parts of the complex - The cost is 7 Euro per square metre and includes:
- technical maintenance and organizing the sanitation in the complex and the common parts of the building, including staircases and staircase landings, lift, a swimming pool, lawns, parking lots and a yard;
- ensuring the security of the complex and the interior regulations in the building and around it.
2.Maintaining the common parts and management of a flat.- The cost is 7 Euro per square metre for maintenance the common parts of the complex and 250 Euro for management of a flat. This includes the services listed in 1. and:
- inspecting the property once a week;
- paying all the current bills of the property (water, electricity, cable TV and internet) and keeping the bill documents;
- periodical cleaning (once a month) and airing the property out of the season (30.10.-30.04.);
- regular communication with the owners and informing them about all the new circumstances, concerning their property;
- presenting and defending the owners’ rights and legal interests from the local authorities, taxation authorities, all outer delivery services, tenants, etc.;
- insurance of the property and the possessions in it;
- organization and complete assistance in filling in and presenting the annual tax form in the taxation authorities’ head office and paying the due income tax of the property which is let out, and payment of the annual inhabited house duty and garbage tax.
3.1. Maintaining the common parts, management and letting out a flat. - The cost of the service is 7 Euro per square metre for maintenance the common parts of the complex and 20% from the rental income from the flat for management and letting the apartment out. This includes the services listed in 1. and 2. and:
- making the documents and taking a certificate for categorization from the authorities in order to let the property out;
- taking actions to find brokers, tourist operators and agents, with the purpose of letting the property out;
- welcoming and seeing off, giving and taking back the keys, complete assistance for the tenants of Your property
- organization of the accountancy of the tourist reservations of the flat.
